>From my experience most new construction cleaning is far more involved than
what you are told by the builder. I have always bid time and material rates
only, with a stipulation that if the job runs over the estimated time the
contractor will be billed accordingly.  Jobs tend to run over the target
finish date, punchlist items will make a mess behind what you have already
cleaned and you will find yourself stuck in a fixed price job if you bid
strictly by the square foot. I also have separated out the house cleaning
form the window cleaning. They are two different types of work and should be
treated as such.
